MABA Suitez @ KL City Centre is a new serviced residence by EXSIM on Jalan Hang Jebat, Kuala Lumpur, beside Merdeka 118. It is a collaboration between EXSIM and the Malaysia Basketball Association (MABA), with 914 serviced apartment and office suite units across two towers.

The developer is EXSIM MABA Sdn Bhd, a member of the EXSIM Group. EXSIM was established in 2008 and is a 4-time FIABCI World Prix d'Excellence winner, an 8-time FIABCI Malaysia Property Award winner and holds 16 GreenRE Gold certifications.

MABA stands for the Malaysia Basketball Association, EXSIM's partner in the project. The development includes a MABA office and a full basketball court on the podium level of Tower B.

914 units in two towers: Tower A is 54 storeys with 534 units (suites on levels 7 to 51), and Tower B is 50 storeys with 380 units (suites on levels 7 to 43A). The land area is 1.328 acres.

Expected completion is 60 months from the Advertising Permit and Developer's Licence (APDL).

On Jalan Hang Jebat in Kuala Lumpur City Centre, next to the Merdeka 118 precinct (PNB 118), in the historic heart of KL near Petaling Street and Merdeka Square.

About 160 metres, roughly a 2-minute walk, to Merdeka MRT station (KG17) on the Kajang Line.

Petaling Street 240m (3-minute walk), Merdeka Square 1.2 km, KL Tower 2 km, Pavilion KL 2 km, Perdana Botanical Garden 2 km, TRX 2.5 km and Suria KLCC 2.8 km.

From Merdeka (KG17): 1 stop to Pasar Seni (Central Market) or Bukit Bintang (Pavilion KL), and 2 stops to Muzium Negara for KL Sentral or to Tun Razak Exchange (TRX).

Type A office suite (studio), 323 sq.ft.; Type B with 1+1 room and 1 bath, 484 sq.ft.; and Type C dual key with 1 room and 2 baths, 657 sq.ft.

Estimated price ranges: Type A RM699,000 to RM872,500; Type B RM1,131,200 to RM1,176,200; Type C RM1,509,200 to RM1,546,200. Prices are subject to change.

About RM2,164 to RM2,701 psf for Type A, RM2,337 to RM2,430 psf for Type B and RM2,297 to RM2,353 psf for Type C, based on the developer's tabulation.

A dual-key unit (Type C at MABA Suitez, 657 sq.ft.) has one main door with two separately lockable sections, each with its own bathroom, so it can be lived in as one home or rented out as two keys.

Type A: 249 units (135 in Tower A, 114 in Tower B). Type B: 288 units (174 and 114). Type C: 377 units (225 and 152).

Car parks are not included with the units. The development has 391 car park bays plus 6 EV charging bays on levels LG1 and 1 to 5.

The first 150 units come with a free fully furnished package, including interior design worth up to RM80K. Furnishings include a wardrobe and bed, sofa and smart TV, pantry, fridge and microwave, curtains and lighting. Terms apply, including a minimum 3-year management commitment.

Two ID concepts by Mana Mana Hospitality: Walnut Elegance, with walnut timber, brushed bronze and warm lighting; and Ivory Serenity, with light ash oak, ivory linen and champagne-gold touches.

Free legal fees on the SPA and on loan documentation including stamping, plus a digital lockset, air-conditioners, storage water heater and bathroom vanity with mirror for each unit; Type B and C also get an engineered wooden door. Quantities vary by unit type.

Mana Mana Hospitality, Malaysia's first Main Market-listed hospitality operator, owned by EXSIM Hospitality Berhad. It manages over 30 properties and more than 6,000 keys across 10+ states.

Owners in the Mana Mana scheme receive 15 free nights via points, usable across Mana Mana properties, plus 5 nights in each renewal year.

Tower A's sky facilities are on levels 53 and 53A (luxe pool, jacuzzi, pool deck, loft and ripple lounges, sunken lounge and hanging garden). Tower B's are on levels 47 and 50. The basketball court is on level 6.
